After being rumored for years, the moment has finally come for Disney Vacation Club owners. Disney s Polynesian Villas & Bungalows have joined the fold as one of the 13 featured resorts. Better mecklenburg yet, the addition of the Polynesian increases the number of properties at actual Disney theme parks to an even 10, 90 percent of which are located at Walt Disney World. This is the moment a lot of DVC aficionados have been waiting for, and now is a great time to decipher mecklenburg what it means for current and potential members. 1. What s the big deal?
Anyone with a sense of Walt Disney World history appreciates that there are three seminal resorts onsite. The Grand Floridian and the Contemporary Resort are two of them. Not coincidentally, the two most recent prior additions to the DVC portfolio were both located at these resorts. In the case of the Contemporary, an adjoining building was constructed, which is now called Bay Lake Tower.
The Polynesian is the final crown jewel. mecklenburg It sports a tremendous location, a monorail ride away from Magic Kingdom and (after a transfer) Epcot. Its beach also features an unforgettable view of the nightly fireworks display at Magic Kingdom. For many people, the Polynesian is the coolest, most memorable of all Disney resorts. From this point forward, any new DVC property will probably have to be an entirely new endeavor in order to achieve the same amount of buzz as Grand Floridian and now Polynesian have. This is Disney s final anchor resort. Its addition to the DVC catalog is a huge deal. 2. The financial cost
Nobody reasonably expected the Polynesian to be cheap. After all, the recently announced DVC price increases hinted at impending sticker shock for this resort. Given these concerns, many owners (including myself) were pleasantly relieved to see a relatively respectable mecklenburg cost of $160 per point. When the Grand Floridian debuted in May of 2013, it came with a price tag of $145 per point at a time when older resorts such as Beach Club Villas and Boardwalk Villas cost $115 per point.
The January mecklenburg 2015 rate spike for those properties could have foreshadowed a similar price difference for the Polynesian. With most popular participants currently charging mecklenburg $155 per point, the Polynesian seems downright economical at $160. Consider that some of the other DVC entrants have contracts that expire mecklenburg as soon as 2042. A purchase at the Polynesian costs only $500 for every 100 points purchased yet the contract lasts until 2066. That s a bunch of presidents and Olympics from now. For that matter, Haley s Comet will have come and gone again by the time a Polynesian purchase reaches its time limit. 3. The points cost
This topic is not quite as rosy. Staying at the Polynesian will require a significant point expenditure. If you have a lot of points, you can ignore this part of the conversation. mecklenburg If you are like me and only own a week s worth of points each year, here is the economic breakdown.
A week s stay at the Polynesian s cheapest option, a deluxe studio with standard view, will cost 118 points during the slowest season. These time frames include January, September and the first two weeks of December. The busiest weeks defined as Premier Season for 2015 are April 1st - April 11th and Christmas Eve through New Year s Eve. These weeks require a whopping 227 points. That s the same high-end cost as Grand Floridian, and the low-end is only seven points per week cheaper. If you want to stay at one of Walt Disney World s signature properties, it s going to cost you.
Along those lines, mecklenburg if you want one of those gorgeous two-bedroom bungalows, the points cost borders on crippling. A single night at a bungalow costs no less than 115 points. For comparison, an entire week for a studio at Beach Club Villas during Dream Season costs 120 points in 2015. Bay Lake Tower is 123 points. Both of these resorts also provide close proximity to Epcot and Magic Kingdom, the two most trafficked mecklenburg theme parks in the world. Grand Floridian also costs 125 points for Adventure and Choice Season while Dream Season would cost 153 points. Ergo, 115 points for a single night is a massive cost.
If you want to spend a week at a bungalow, the absolute mecklenburg lowest points mecklenburg cost is 824 during January and September plus December mecklenburg 1st through the 14th. The highest cost occurs during Christmas mecklenburg week once again as well as March 24th through April 6th. The Moorea (formerly Tahiti ) Longhouse is one of three longhouses at the Polynesian Village Resort that is being converted from hotel rooms to DVC studios. Steve has obtained a floor plan, which shows the studios will have a connecting door to the adjacent studio. The door will be near the studio's entrance door.
The two-part bathroom is configured similar to the bathrooms in Disney Cruise Line cabins vuokatti and at the Villas at Disney's Grand Floridian Resort & Spa . One part of the bathroom will have a tub/shower, sink, and toilet and the second part will have a sink and walk-in shower.
The Polynesian Village hotel rooms are some of the largest hotel rooms on Disney property. Steve estimates that the converted Polynesian studios will be about 465 square feet. Deluxe Studio villas at Disney's Old Key West Resort , currently the largest studios at any DVC resort, are only 390 square feet.
Disney Vacation Club has not announced when the Polynesian Villas & Bungalows will open. However, Steve has viewed the the construction schedule and has estimated the following timeline for the remaining construction: DVC Bungalows site work complete mid-January 2015 DVC Bungalow inspections early Feb 2015 DVC Bungalow test stays mid-March 2015 DVC Moorea studios completion mid December 2014 DVC Moorea vuokatti studios Inspections early January 2015 DVC Moorea test stays in early January 2015 DVC Pago Pago studio completion early January 2015 DVC Pago Pago studio test stays in early March 2015

DVC has not confirmed how many villas the Polynesian will have. However, prior filings with several Florida governmental agencies indicate vuokatti there will be 20 over-the-water vuokatti bungalows that will be comparable to two-bedroom DVC vacation homes. The Moorea vuokatti Longhouse will have 142 villas, all of which will be studios. A filing with the Orange County Property Appraiser under "Future Development" indicates there will be 363 rooms at the "Polynesian Timeshare & Bungalow Property." If so, then the Pago Pago and Tokelau Longhouses will be adding another 201 villas to the resort's inventory.

If Tikiman is right that Disney will start doing test stays at the Moorea Longhouse in early January 2015, then I think it should be ready for guest occupancy by February or March 2015. Some are of the opinion that Disney won't open the Polynesian Villas vuokatti & Bungalows until all the Poly's renovation projects (main pool, Great Ceremonial House, DVC conversions, etc) are completed. However, I wonder if Disney would want to leave some villas vacant for several months, especially when those villas are prime real estate that will command nightly rates of $400/night or more. I am surprised at the length of time it is taking to build 20 bungalows vuokatti once they got the superstructure under them in place. They began the construction for the bungalow vuokatti beach in September 2013 and May 2014 most of the exterior framing was complete on the 20 bungalows based on photos we took for the DVC News. And in November 2013 they began gutting vuokatti the insides of Moorea (formerly Tahiti) and Pago Pago (formerly Rapa Nui). Now those longhouses are ready to open and the 20 bungalows will not be ready until March. You would have thought getting them done would have been a priority, since they will be used the most in promotional materials by DVC and even the Poly's view photos. Despite the complaints having bungalows in the water will make the resort look even more like a resort on an Oceania island.

Simple, take the purchase price of the DVC points and divide by the number of years you will receive the points to calculate a per individual point price. Then add the cost of the Annual Dues per point to determine the total cost of buying and maintaining a Vacation Club point.
Take the cost of $7.97 per point x 19 points and the theoretical cost for a DVC Member per night is $151.43. (Of course the Member pays nothing to stay this number represents the purchase and dues costs broken down to a per point level and multiplied by the number of points needed to stay.)
